 at one of
the FASTEST Rates
in the Country.

According to the latest
nationwide comparison,
Dallas area prices were
about 9% higher than a
year ago in Standard &
Poor’s/Case-Shiller
Home Price Index.

In this latest comparison,
nationwide prices rose
about 5% from May 2015.

In a closely watched
housing market survey,
local prices have been
increasing by about
8% to 10% annually for
over a year.

David M. Blitzer of Standard
& Poor, said, “In addition
to strong prices, sales of
existing homes reached
the highest monthly level
since 2007 as construction
of new homes showed
continuing gains.

Blitzer went on to predict
that “home prices to
continue rising, though at
a somewhat slower pace.”

Dallas enjoyed the fourth
largest home price gain
in the country.

According to the Case-
Shiller index, Dallas area
prices are now at an all
time high and are more
than 25% greater than
at the peak of the last
housing boom in mid
2007.

North Texas median home
sales in June of this year
reached a record $237,500
for homes sold by Real
Estate agents through
their multiple listing
service.

Demand for homes is
high
but the number of
homes for
sale keeps falling. 

This shortage is pushing
home prices 
to unpre-
cedented levels.

HOUSING DEMAND FACTS AND FIGURES:

February 2016 marked the first month for Texas since January 2015 that the year-over-year sales growth exceeded the U.S: the state of Texas increased 5.8 percent while the national growth was 5.2 percent.

Total Texas housing sales in February enjoyed an increase of 5.8 percent year-over-year seasonally adjusted (Positive 8.9 percent on a not seasonally adjusted basis).  Dallas-Ft. Worth both reported home sales increases. During the same period, both Houston and Austin posted a negative year-over-year seasonally adjusted change.

Mortgage Interest rates stayed below 4 percent.  The Federal Home Loan Mortgage Corporation posted a 3.66 percent average rate on a 30-year fixed rate mortgage.

A low inventory of homes on the market speaks to the low number of days an existing home was on the market in February.  New homes, however, had longer sales periods than existing homes with Dallas-Ft. Worth and San Antonio new homes selling faster than new homes in Austin and Houston.

 


 

HOME PRICES

Average and median sales prices of Texas homes have increased greatly since 2011 and continued that climb in February.  Low inventory of homes along with a strong demand drive prices higher.  Non-energy employment growth and a strong services sector are additional reasons DFW home prices have accelerated.

Due to significant costs of construction and land costs for new homes, the price per square foot for a new home in Texas is almost 20 percent higher than for an existing home.

Getting Rid of GOPHERS!

To get rid of the unwanted gophers, says Master Gardener, Paul James, use the castor oil granules.

Keep in mind that castor oil products don't actually harm moles or gophers, they simply send them scurrying elsewhere.

In fact, you can dictate the direction you want them to go. Using a spreader, Paul evenly spreads the granules over an area of his yard where the damage has been particularly bad.

With this product, the coverage rate is a mere one pound per 1,000 square feet, which means a little bit goes a long way.

But it's difficult to judge how much, or in this case, how little you've put down.

You can water the granules in if you like, or you can just wait on the rain to do the job for you. Either way, the granules will slowly begin to dissolve and release the scent that repels both moles and gophers.

"This is an all-natural product containing nothing more than castor oil, soap and corncob granules, which are actually good for the lawn," says Paul.

If you're treating a large area, simply broadcast the granules all over your property, including your lawn and garden beds, directing the moles and gophers to the nearest exit point of your property."

To force the pests in a specific direction, apply the granules to one-third the area to be treated, beginning with the area farthest from the ultimate exit point. And within hours, especially if you water the area well, the gophers will begin moving in that direction.

A day or two later, apply more granules to the next section, and a day or two after that, apply additional granules to the final section.

The trick to using any granular product is getting even coverage.

Paul suggests trying one of three methods. One way is to simply broadcast the granules lightly but as evenly as possible by hand.

The second is to use a hand-held spreader set to the lowest application rate.

The third method is to use a conventional broadcast spreader set to the lowest application rate.

Cleaning Your Gutters:  
The Job You Abhor!


Make gutter cleaning easier - and safer (no
ladder required) - with a long spray wand
made from a
1/2 inch in diameter by
10 ft long PVC pipe.  

Cut two 6 inch lengths of pipe.  Then use PVC 
cement to join these sections and two 90 degree elbows with
what is now a 9 ft. long pipe, forming a
J-shaped hook.  At the short end of the hook, glue on a solid endcap. Drill three 1/8 inch in diameter holes in the cap.

Glue a threaded adapter onto the opposite end of the pipe and attach a garden hose.  Place the short end of the
J-shaped hook inside the gutter and turn on the hose.  

As you walk along the house, high pressure streams of water will rinse the gutter clean.

Romance and Credit Scores

What do credit scores and paying your bills on time have to do with romance?

A 15 year study by the Federal Reserve found a definite correlation between credit scores and relationship stability.  According to the study, appreciable differences in credit scores often indicate problems in the relationship.  That fact isn’t so surprising considering finances can be a significant source of conflict between partners.

Additionally, the study found the couples with higher credit scores were more likely to form committed relationships.  Also noted was that among couples in longer term relationships, gaps in their individual credit scores have a tendency to narrow over time, possibly because of shared financial behaviors.
